What we are providing

At Inspect Tenancy, our mission is to assist self-managing landlords in fulfilling their legal requirements under the RTA and to help comply with their insurance obligations.

Casual Letting Service

Market Rent

To ensure that you are obtaining the best rental pricing, we will first conduct a rental appraisal.

Select Package

Choose a marketing package that fits with your budget. We have several options to maximize the marketing of your home.

Viewings

To identify acceptable tenants for your house, we will hold as many in-person viewings as necessary.

Applications

We will make contact with all references, conduct credit and background checks using Centrix and Equifax, and look up court orders through the tenancy website. You will have the final say on who rents your home. 

Contract

Your tenancy agreement and bond form will be prepared by us and sent to you for final approval. A digital copy of the agreement will be emailed to each party after they have all signed it.

The option to use our Inspection services to complete your move in inspection and provide both parties with a comprehensive report

Includes quality photos, website and FB marketing, viewings, processing applications, drawing up tenancy agreement and bond form


Add on: Trademe Listing starting from $99 (bronze package)

Application, Tenancy Contract and Bond form: $250+ GST

Have you found a tenant but still need to complete their application, create a bond form, and a rental agreement? This price includes two applications, and we will prepare your bond form and tenancy agreement ready for signing.


Add on: Move-in inspection starting from $190 + GST

In line with the RTA, Inspect Tenancy will arrange access with your tenants direct

Report

The most up-to-date software will be used to conduct your visual inspection, and your report will include more than 100 photographs and supporting comments on each room.

Share

A copy of your move-in inspection will be emailed through to your tenants. They will have a chance to add their comments and signature on the report. This report will then be used as the blueprint throughout the tenancy.

Maintenance

Maintenance recommendations will be noted on the report. If you are unable to organise the maintenance yourself, we can sort that for you in a timely manner.

Advice

Inspect Tenancy can offer tenancy advice if required based on the outcome of the inspection

Flexibility

Pay only for the services you require. Choose between the discounted quarterly inspection plan or a one-time inspection as needed. Saving you time and money

Move-in and Final inspection

Having a thorough commencement inspection report on hand will give you and your tenant peace of mind when starting a tenancy.

The commencement inspection will be completed at the start of the tenancy. The report will include supporting images of each room and outside areas with notes. A copy of the inspection report will be provided to the Landlord.

It is best practice for the Landlord to share this report with the tenant. 

The tenant will have an opportunity to go through the inspection within the first week of the tenancy and compare notes. The inspection report will then be used as a blueprint throughout the tenancy.

A final inspection is completed when the tenancy has ended. The landlord can use this report if there are any disputes around the bond.

Routine inspections and Property Checks

It is best to check your insurance policy as this will stipulate how often a routine inspection is to be completed if you have specific landlord cover.  In most cases a routine inspection is required every 3 months.

An inspection notice will need to be sent to your tenant and an inspection can be booked in no sooner then 48 hours and no later then 2 weeks.

Inspect Tenancy can make contact with your tenants and set up an inspection date.


Setting up regular routine inspections will give you the chance to check in on the status of your tenancy and the condition of the property. We can set you up on a yearly contract (4x routine inspections per year) or you can select the "one off" option.


If you are a property owner and would like a maintenance check on your holiday home, we can complete a property check inspection also. 


Prevention is key. If you can identify maintenance or tenancy issues as soon as possible, you may be able to save on remedial costs.

Maintenance Management and Contract Set-up


Waiheke properties do require a little extra care. We can assist you with setting up work orders and maintenance contracts.


We offer a wide network of specialized contractors and have local experience to assist you with maintenance as needed. 

Regardless of whether you require a contractor to carry out a healthy home inspection, smoke alarm service, entry/exit cleans, garden and lawn maintenance, septic tank services, appliance/plumbing/electrical repairs, heating maintenance/installation, pest control, external house washes, gutter cleans, handyman/building repairs, etc., we can assist in getting your maintenance work completed and service contracts set up so your property runs smoothly.


When you need to prepare your home for tenants, schedule contractors during a tenancy, plan repairs or maintenance when a tenancy ends, or manage contractors when your property is vacant, this service will be beneficial to you as a property owner.
