A commencement inspection, also known as a move-in inspection, is completed at the beginning of a tenancy.

A comprehensive inspection report will include a description of every room and area on the property. Each area needs to be thoroughly examined, have notes detailing the present condition of the area, and have numerous clear supporting photographs.


When the inspection has been completed, the tenant should be provided with a copy of the report. The tenant will then have an opportunity to review the report and offer any feedback. 

Once this has been completed, the report becomes the blueprint for the condition of the property. You can refer to it throughout the tenancy and compare this report with the exit inspection when the tenancy ends.


If there are any disagreements at the conclusion of the tenancy, the inspection reports will be used as evidence in tribunal, and if there is a claim, the inspection reports can be given to the insurance company.
